This might be a long shot, but I'm wondering if anyone here might have some insight.
I'm looking at starting a business next year and one option I'm considering is parking/commercial storage. This is something I just started researching, but basically you buy an acre (or more) of land, pave it, fence it, and provide parking for trucking companies.
The space can also be used to store pallets, RVs, boats, busses, whatever.
honestly man this is a gold mine if you find the right spot. trucking companies are always desperate for secure lots especially near the major hubs. go for it!
just make sure you check the local zoning laws first- they can be a total nightmare with "industrial" land use and stuff like that. had a buddy try this and the city shut him down in a month.
low overhead once you get the fence up and the gravel down. its basically passive income if you have a good gate system. keep us posted on how the research goes!
security is going to be your biggest headache. you’ll need some solid cameras and maybe a reinforced gate or people will just jump the fence and mess with the rvs.
lol i was just looking into this too. storage is way easier than dealing with tenants in a house. land is getting expensive though so hopefully u already have a lead on a plot.
dont forget about insurance- that can get pricey when youre storing high value stuff like boats and busses. definitely run the numbers on that before you pull the trigger.
this is actually such a solid idea. i was looking into this a few months ago and the demand for boat storage alone is insane right now. definitely seems like a "low maintenance" way to get into real estate - good luck!!
love the hustle. do you know what the zoning is like for that where you are? i heard some counties are super weird about commercial parking lots but if you can get the permits it sounds like a money maker.

my cousin does something similar with RV storage and he’s basically always at 100% capacity. i’d say go for it - especially if you’re near a highway or a lake.
man i wish i had an acre of land to just pave over lol. beats dealing with tenants and clogged toilets anyway! simple is usually better when it comes to business stuff.
